How house construction cost is estimated

The quickest way to budget a house is the per-square-foot method: multiply the total built-up area by an all-in construction rate. In India in 2025–26, that rate commonly runs from about ₹1,500–1,800 per sqft for basic spec, ₹1,800–2,200 for standard mid-range work, and ₹2,300–3,000+ for premium and luxury finishes. So a 1,200 sqft house at a standard ₹2,000/sqft works out to roughly ₹24 lakh for turnkey construction, excluding land.

This is a planning thumb-rule, not a quote. The per-sqft rate bundles together hugely variable factors — city labour rates, structural design, number of floors, soil and foundation type, fittings and finishes, and current material prices. Two identical-looking 1,200 sqft homes can differ by 30–40% in real cost. Treat the figure as a starting budget, then firm it up with a detailed estimate and local contractor quotes.

What the cost breakdown covers

The estimate splits the total across the usual cost heads in roughly these proportions: structure and masonry (the RCC frame, slabs and brickwork) is the largest at around 40–45%, followed by finishing such as plaster, flooring and paint (~28%), then woodwork and joinery, plumbing, electrical and a contingency allowance. These percentages shift with specification — a luxury home spends proportionally more on finishing and fittings, a basic home more on bare structure.

What it excludes

The per-sqft figure is for construction only. It does not include the cost of land, government approvals and plan sanction fees, boundary walls and external development, deep or special foundations for poor soil, or furniture and appliances. How to reduce construction cost

The biggest levers are an efficient structural design (less steel and concrete for the same space), a simple rectangular layout that minimises wall length and complex junctions, sensible material choices that balance cost against durability, and good site supervision to cut wastage. Phasing finishing work over time also spreads the spend without affecting the structural shell.
